Massaro Construction Group Construction Management - Site Manager for K12 School Construction in Mechanicsburg, Pennsylvania

Position Summary: This position offers an individual a wide range of daily assignments for bring the lead onsite representative for Massaro Construction Management working as the Owner's representative on renovation and new construction projects, in an occupied school environment in Carlisle PA. Candidate must have detailed experience in managing construction projects in a multi-prime contractor environment.  Candidate must have strong organization and communication skills to effectively carry out the daily tasks.  Candidate must have detailed experience in managing all aspects of K12 school related work (in phased project environment) to include but not be limited to: site excavation; NPDES permit compliance; site utilities, temporary partitions and overall protections for students and staff; demolition related to structures; demo and sustaining interior work and mechanical systems; phased interior renovation work; foundations and structural work; roofing; masonry and interior architectural and HVAC, plumbing, electric and fire protection work (new construction and renovations)

General Duties:

  • As the lead construction management site manager this person furnishes daily on site services working closely with the owner, design professionals, prime contractors and the Massaro project managers, estimators and engineers whose duties shall include but not be limited to:

  • Reports to the Massaro Project Manager

  • Perform lead management duties in a collaborative environment with multiple prime contractors that under contract agreements with the owner acting as the lead facilitator of all prime contractor's open communication, coordination of all trades and open and direct communication with the school's facilities managers and administrators.

  • Assist the Massaro project managers, the Owner and the design professionals on the review and processing of all draft and final change order proposals and contractor monthly pay applications.

  • Perform and lead on daily inspections of the entire job site for worker and occupants safety following all OSHA regulations, the proper securing of the site safety fence and gates and those specific to the K12 projects including inspecting the fencing, barricades, temporary partitions and temporary utilities to ensure overall safety conditions are met, maintained and adjusted to sustain Safety Above All.

  • Work closely with all contractors to adhere and comply with all aspects of the NPDES permit and the protections needed for erosion and sediment control as well as the planning and adjusting of the E&S measures through the permit's approved phasing and the construction work

  • Conduct Weekly Goal Planning meetings with the prime contractor foremen and direct safety topics , daily work activities, major deliveries and all planned owner disruption coordination events, following the Massaro process.

  • Conduct daily project work documentation using daily work reports, progress photos and other documentations using the Procore Project Management software.

  • Assist the Massaro and contractor project managers in the development and management of the project schedule, and weekly projections, focused on planning and implementing phased construction work.

  • Assist the Massaro project managers and design professionals in the review of project submittals for adherence to the contract documents

  • Review shop drawings and samples for compliance with contract documents.  Review Architect approvals, manage and confirm materials and equipment for all work placed are in compliance with the approved submittal documents after distribution to all relevant team members.

  • Assist the Massaro project managers, design professionals and prime contractors in the review of all project "Request for Information" (RFI's) to ensure prompt flow of information sketches, specifications and other specific information to handle these inquiries.

  • Attend and participate in bi-weekly project team meetings (Owner/Architect/Contractor) . Present detailed status verbally and by the use of Procore of the CM management logs for RFI's, submittals, contractor issues and overall schedule performance.

  • Monitor, on a daily basis, the contractors work force to ensure that all onsite personnel have passed the required child protective clearance approvals. Work closely on a daily basis with the school administrators to identify and conduct removals of workers without the proper clearances.

  • Intervene immediately on a daily basis to help resolve all site & building issues related to the interruptions of the school's utilities, bus and parent traffic routes, safety concerns and all issues related to phasing and the protection of the students and the Owner's property.  Coordinate a timely prime contractor response to address all issues and proactively plan future avoidance. 

  • Monitor all construction work by the prime contractors on a daily for adherence to the project specifications for properly approved material and equipment, quality control and quality assurance of both planned and in placed work and compliance with each prime contractor's specific scopes of work.

  • Conduct major items of work pre-installation meetings with each prime contractors focused on the agenda for safely planning the work, including safety procedures, coordination with other trades, quality and start up and commissioning procedures. 

  • Opportunity to participate in pre-construction and estimating by working with the Chief Estimator to assist on quantity take-offs, budget estimates, planning/phasing and overall contractor scopes of work and bid coordination 

  • Perform routine administrative project duties including managing the project close-out process in support of the Project Manager and Site Manager to include reviewing completed work with the design professionals and contractors to establish the punch-out lists on the Procore software.  Assist in the review of all other contractor close-out submittals for as-built drawings, commissioning and test reports, warranties and operation and maintenance manuals. 

Basic Qualifications:

  • 10 years plus  experience in construction, construction management or general contractor as a lead construction site manager or superintendent. 

  • OSHA 30 level of safety certifications

  • Have or can obtain, within one week of hiring, all required child protection clearances and FBI background checks as specified by the corresponding Commonwealth of PA Child Protection Acts.

  • Pass the Massaro Construction Group's background check process prior to hiring.

  • Ability to work remotely with weekly travel, to and from Carlisle PA, if candidate is not local to that area.

  • Valid driver's license and clean MVR

  • Communication Skills: Strong communication skills required for daily efficient collaboration with Clients, School Facilities Managers, Design Professionals, Contractors and Senior Management

  • Strong knowledge of site and building construction relative to working in an occupied school where student and staff safety is paramount.

  • Strong knowledge and leadership experience of site and building construction relative the proactive planning and coordination of phased construction.

  • Team Player - Eagerness and ability to effectively plan and maintain yours, and the project's,  weekly assignments to  support various teammates on the projects
